Protect Your Investment: Before You Hire a Contractor

Choosing the right contractor is crucial for a hassle-free, successful remodeling project. To ensure you hire a trustworthy and experienced contractor, we recommend following these essential steps:

1. Verify licensure: Visit the California State Contractors License Board website and check if your selected contractor holds a valid license. To verify our license, either search our license # 972047, or Charley Lowe, Reflective’s founder & owner.

In person, ask to see the contractor’s Pocket License, which shows the type of trade they are licensed for. Confirm the license expiration date. Ask to see a photo identification to confirm their identity.

2. Understand payment schedules: Do not pay for the entire job upfront. Discuss and agree on a clear payment plan before commencing the project. Pay no more than 10% down or $1,000, whichever is less. (There is an exception to this rule for contractors who have filed a blanket performance and payment bond with CSLB’s Registrar. It will be notated on the contractor’s license detail page on the CSLB website).

3. Investigate reputation: Read online reviews and check ratings with the Better Business Bureau to ensure you’re working with a reputable professional.

4. Request references: Speak to past clients and ask for their testimonials. This will give you a clearer idea of the contractor’s work quality.

5. Ensure insurance: Your contractor should have liability insurance to protect you against potential damages. Additionally, if your contractor has any laborers or employees, he is required by the state of California to have Workers’ Compensation Insurance.

6. Demand detailed contracts: Get a written contract that highlights all project aspects, including deadlines, materials used, and line-item cost estimates.

7. Gauge experience: Assess your contractor’s expertise in executing home renovation projects. Ensure they have experience with the type of work you have in mind.

8. Stay permit-savvy: Familiarize yourself with permit requirements and inspections to avoid any unexpected roadblocks during the process.

9. Check contractor history: Investigate any legal disputes or disciplinary actions on the CSLB website to avoid hiring a contractor with questionable practices. You can access court records via your county court website. For example, for San Diego County, conduct a name search (business or personal): Search Party Name Search in their Court Index.

10. Communication and comfort: Establish a comfortable, effective line of communication to ensure a smooth collaboration.
